Maintenance, service and controls

For Yakima offices, clinics, retail units, light industrial buildings and managed portfolios.

Maintenance

Scheduled work, with the paperwork done properly

Two visits a year suits most buildings on this side of the valley: cooling before the summer and heating before the winter. Sites with heavy dust, agricultural traffic or smoke seasons get filters looked at more often, because the interval that matters is the one the site sets.

Each visit produces a record against each unit, so the file is a history rather than a stack of invoices.

Controls

Where the easy savings usually are

Before anyone talks about replacing equipment, it is worth checking that what is installed is being asked to do the right thing at the right time.

  • SchedulesOccupied hours that match how the building is actually used, including the weekend and the holiday pattern.
  • Setpoints and deadbandsHeating and cooling fighting each other in the same space is more common than it sounds.
  • EconomisersFree cooling that works when the outdoor air is suitable, and closes when it is not. Ours is a whole page.
  • SensorsA space sensor in the wrong place makes every other setting wrong. It is cheap to move and often never checked.

Service

When something stops

Packaged rooftop units, split systems, heat pumps and the small equipment rooms that run warm all year. Diagnosed with instruments, priced in writing, and repaired where a repair is honest.

Where it is not, you get the case for replacement with the reasoning — age, the size of the repair, the refrigerant and what the rest of the plant looks like.

Planning

What the register gives you a year later

  • 01

    A replacement order

Which units are nearest the end, in sequence, so budget follows condition rather than whichever one failed first.

  • 02

    Realistic lead times

Curb adapters, crane access and electrical work all take time to arrange. Knowing early is what keeps a change-out out of August.

  • 03

    Fewer surprises at handover

When a tenant changes, you already know what serves the space and what it can carry.

  • 04

    Evidence

Service history is worth having when a warranty claim or a dispute comes up.
